There are some in Palo Alto, Cupertino semi-custom manufactured homes selling no less than those built on site. These are custom ordered and fabricated to customers specification very much like kitchen cabinets where you don't know it unless someone discloses it....

Hello when you say co op do you mean land owned manufactured homes.? Are there any in the San Jose, Gilroy, area? I come from SD and there are many in Temecula and Hemet, reasonable and very nice..I would appreciate an answer thanks

In our MLS a modular home - one delivered in two pieces on trucks and assembled on site either on a slab or basement are considered single family homes.

A mobile has a metal frame and a title much like a car. Our board has a separate category for mobiles.

Ummm....because they are single-family homes.

They're not townhouses. They're not (generally) multi-family units. They're not raw land. They're stand-alone structures designed to be lived in by a single family unit.

manufactured homes which used to be called mobile homes would fall into the SFH category because they are usually occupied by one family.  Most MLS that are around the country only have a few options including Single Family, Multi Family, Co Op, Condo, Commercial, Rental.... since those are the choices we tend to pick Single Family...I hope this answers your question
