Why are only HUD approved agents allowed to make offers on HUD homes?

I have been working with the same realtor for 4 months and don't want to use another one, I trust my guy. He has been around since the '80s and helped my parents buy all their properties. This doesn't seem right. Am I missing something?

Never heard of such thing, It sounds more like the agent it not familiar with the process. The agent only needs a special key to show the properties and the broker needs to register with HUD which is not hard at all. It's more of a registration than an approval from HUD.


The original offers are submitted through the HUD website, this is new for most agents, I would urge you to consult with a  different agent that is familiar with the process, it's some what tricky, HUD looks for the total NET to them, and if you send an offer above asking price with an FHA loan will need to bring the difference cash.

Have your agent talk to their broker.  It is my understanding that the broker is approved to submit offers.  Also, if the broker is not approved to submit offers; talk with your agent about working this another agent who is to facilitate the transaction.  Your agent could still be involved and advise you and would receive a referral from the submitting agent.  Good Luck.
