It doesn't affect the Z-estimate. After curve fit coefficients are calculated from the county record data, the recently sold are "tested" in the resulting equation. If the result is substantially different than the sold unit price, those sold units are excluded and the coefficients are calculated again.
If it says $500 for recently sold price, it usually was misread from the county records when it was a different kind of title transfer, such as transfer to a living trust. It could also be a refinance, but not at that value.
