Why are there so many homes for sale and so many foreclosures @ Fair Oaks Ranch?

I don't know where you are getting your numbers. Please look at SABOR.com there are only 108 homes for sale in Fair Oaks Ranch. Some realtors list the outter areas as Fair Oaks but they are not.  Fair Oaks is a large neighborhood older section started in early 80's and is guard gated there are newer sections and some still building homes. Most homesites are over an acre the homes in the back are 5-10 acres. I have a home in the guard gates section near the club.  I'm only aware of a few that were foreclosed on no where near the amount that other neighborhoods have seen. With the economy there are foreclosures in elm creek, dominion there were 2 in the new neighborhood across i10 where Eva Longoria just built their new home.  It is just the nature of the economy.  Check with mysanantonio.com as well, you can find all the stats on the neighborhoods if memory serves me I believe 08 all neighborhoods took a dip in property values in 09 most neighborhoods had less than10% property value incresase.  There has been 44% increase in fair oaks.  It has a history in the city as holding its value and the neighborhood has a great club, tennis and golf.  It is not Boerne but does have Boerne ISD schools. It is listed as a different city address Fair Oaks Ranch, TX 78015 and Boerne is 78006. We chose the area as we have a little one starting school and we love the schools.  Fair Oaks elem, Boerne JRHS South and Champion High. The middle school and high school are new and great staff, teachers are wonderful and families are very involved. The schools are unique elementary is kinder to 6th grade, jrhs is 7th to 9th grade and highschool is 10th to 12th grades. You can find some good deals in Fair Oaks right now but if you find one listed for a fair price and it has many updates move quickly.  I know of 3 homes in the neighborhood that were under contract within a week of being on the market and had several offers.  I hope this helps with your home search, good luck.
