There's a pretty simple answer. If you look at the living area posted by the town for tax purposes, it is 2445, which does not include the 1100 square foot walk out, but is confined to listing the above grade living space.
Of course this helps with keeping your taxes more affordable -relatively speaking, but it does not take into account the actual livable area in the house. When towns hire companies to review properties for assessment purposes, they apply formulas based on average house design and floor plans. Since your house was designed by an architect, it doesn't fit the formula. Not to worry! Enjoy your house and call a competent Realtor should you decide to sell or want a market analysis .

It takes a few weeks to a few months for the update effects on the Zestimate.

I compared to your prices for less valued houses in my neighborhood. I think you had the wrong info for this house (room number, square feet), but your pricing has not changed despite the update that was made by the oowner.

There are very low purchase prices in your area, the subject property's value is going to get higher estimate if there are higher purchase price comps in your area in the future.

Why are you pricing the house on 19 Davis Road Woodbridge, CT, 1/2 is actual value?
