Why are you showing my home that is for sale so low?

Profile picture for karinlv21
I have significant upgrades in my home that other homes in my sub division don't have.  You are hurting the sale price of my home, because you haven't adjusted to reflect all the improvements.  I am quite upset with this.

Although I don't think that it changes your Zestimate directly, you can show added value for additions and remodels that Zillow does not have by adding an owner estimate. Once you get to your home page, you will need to claim your house before you can create an owner's estimate. There is info on claiming here and you can claim by using the yellow "Edit" pencil link in the bottom of the same box as the the home photo.

After you claim, you should be able to do the owner's estimate with the instructions here. Give it try and if it doesn't work, I hope you repost and I'll try to explain better or maybe someone else can help.

You can claim your home and put the upgrades into the owner's estimate portion of the website.  Zestimate include only basic features, such as room number, size, location, bathroom number etc.

Yes, you can go to your property and create your own zestimate or add owner comments that will let potential buyers know about your upgrades.

That being said, I wouldn't worry too much about what Zillow says.  Potential buyers will compare your property to the other similar properties available.  If those buyers believe your property is a good value they will buy it, if not, t hey won't.  Zillow has no influence on the efficiencies of the marketplace.

Zillow is an alghorithm and it can't compensate for the details you mention, it is not a perfect system. To get an accurate analysis of your home you need a real estate professional to come in and see your home. They will price it according the the market not Zillow. The agents representing the buyers and the appraiser representing the bank use the MLS not Zillow for market comparables. Any serious buyer will be working with a professional who should educate them as well. Hope that helps!

I believe that you can make adjustments to your property on Zillow.

You are asking zillow to micro analyse your property far beyond what it is capable of doing. zillow takes data from 3rd party sources to compile it's estimates and they are frequently off base. Most folks know this and the only ones who complain are those trying to sell, but buyers never use the estimates when making an offer.
If you want an accurate estimate of the value contact a couple of agents to do a market analysis, but even those 'estimates' can be off in the current market. In this market recent 'improvements' often add little to no value to a home. If anything, they just help those homes actually sell, where property that has not been updated often just do not sell unless they become a short sale or foreclosure.
