Why are your comps not comparable???On many of the listings that I have viewed, the comps do not compare with the listing. The listing may be a 3 bedroom house but the comp is anything but a 3 bedroom house. You can't compare a 3 bedroom house with 2 baths and 4 acres of property with a 2 bedroom with 1 bath and only .5 acres of property. Why are all of the lot sizes in square feet? That is only a nuisance trying to convert square feet in to an acerage value. Sometimes the comparable property is only land for sale.
