Why are your valuations for 1501 Cheviotdale Dr, and 1519 Cheviotdale Dr so completely different?

Both houses were built about the same time, both have 2 br 1 ba, the lots are not terribly different, and 1519 Cheviodale Drive, Pasadena, California has only about 300 more square ft.  Your valuations show 1501 to be greatly under 1519, more than 300 square feet would amount to.  Moreover, your comparables for both homes don't take into consideration for neighborhoods and cities.  All the comparables you give for both homes are in Highland Park, Los Angeles, and you don't allow for the fact that our homes are in Pasadena in a really upscale area.

Websites like Zillow cannot calculate a correct value just on address alone. They just don't do in-depth appraisals. In a mature real estate market there is so much diversity and variety that home values fluctuate from street to street. Factors like architectural style, condition, historical status, disposition, and location can alter values dramatically. True home  values can never be determined until the house actually sells! In other words...don't worry about it.
