Let me get you guys in on this. It is a logic that goes with almost all sorts of laws of economics.
You should always buy when nobody is buying. And you should always sell when everyone is buying.
This is the truth. What the other bubble-bloggers are telling you is just their way to vent-off their steam of regretting to buy a house back in 2000. If you want to know more about the basics of economics, go read a book at your local book stores. There are tons of subjects about this topic.

which theory or chapter of macro or micro-economics is this...
I dont recall that ever said and I do have a minor in Economics with a Major
in Finance. OH I GET IT THIS IS A TRICK QUESTION! YOUR A REALTOR

There are no laws in economics. Only theories and models. Economics is not thermodynamics.

Nice try though.

Your premise is wrong anyway. All you've described is a market failure, not any kind of "law of success".

"contrarian school" do the opposite of what others are doing...

nobody is buying houses, so buy now... Nobody is eating dog feces either, so agent doodoo smith is scarfing up that market all to himself!

I have much better advice though: "buy low, sell high, collect early and pay late"

The day when there is absolutely no one buying is not going to happen. Because there is always smart buyers out there. They don't like to share their secret to others so they are just doing their job very quietly. I just gave you guys a secret not a lot of realtors give you.
