Why did I not get any quotes for a refi on my condo?

Profile picture for Mark AT
I own a condo in Waikiki, Hawaii worth $950K and have a 1st mortgage with balance $677K and a 2nd with balance of $79K.  My credit score is about 780, my income about $125k a year.  I entered this info in the Zillow mortgage site and asked for quotes on a 3/1 and 5/1 ARM, why did I get no responses?

Mark: Very few mainland lenders on Zillow originate loans in Hawaii, that is why you may have not received a response for a rate quote. Even if they can, the time zone difference makes the loan process more difficult for all parties involved in the transaction.

When I also originated loans in Hawaii, my primary investor was: https://www.fhb.com/   In my opinion, this is an excellent bank for mortgage loans. I suggest you contact them. Best wishes.

Happy Holidays, Rudi

If I am not mistaken, your conforming limit for Waikiki is $721,050. You detailed a $756,000 loan balance to refinance the first and second making that a true jumbo and possibly a cash out jumbo @ 80% loan to value if the second is not purchase money. Finding a cash out jumbo @ 80% LTV might be difficult to accomplish.

Have you considered refinancing the first only? With 5/1 ARM rates possible in the mid 2.5% range, you could possibly lower your payment enough to accelerate the payments on the 2nd thus paying it off much faster.
