Another possible reason is perhaps there was an upswing in demand of smaller homes, and their prices did better, while a loss in demand or recent short sale could have hurt prices for homes like yours.
Zillow is imperfect, don't rely on it to give you a value for your house. The only time you know the true value, is when you have a buyer at the closing table.

I don't know what area you are in, however, appraisals vary from house to house. Some common reasons are that you have upgrades that your neighbor does not, of that your neighbor did a recent short sale on his property, which would pull their price down.
Zillow is fairly good on pricing however, these are crazy times right now in the real estate market, and reasons are all across the board. Please contact me through here if I can help you anymore. God Luck!
