Why do Zillow Estimates seem low compared to county appraisals?

My realtor tells me that Zillow estimates are too low for reality. I cannot make a bid based on the Zillow estimate. The listed price and then the county appraisal are both higher than Zillow's estimate. What is reality? On what should I base my bid for a house? Why?

Zillow is not very helpful in Texas. You need to base your house bid on the recently sold houses that are similar in your local area that have sold in the last 30-60 days. You also need to ask your agent about the difference between the listing prices and the realized sales price. Ask about the prices on the new listings that are similar. Also, ask whether the days on market are going up or down in your area.

Zillow does not get good information from Texas because it is nondisclosure, but your agent will have all the current information right on the local MLS. Ask them for it before you make any offer. Your agents opinion can be helpful, but you need to get the facts so you can consider the numbers and their opinion together to come to your own decision.

Texas is a non disclosure state so Zillow does not have the data here that they do in states that do disclose sales prices publicly. Your agents information comes from sales prices in MLS and you need to go with their advice

Listen to your Realtor.  He/she has already done a CMA (Comparative Market Analysis) for your home.  Your Realtor is using current news.  Zillow & the County Records are dated news.  And, Zillow states that its Zestimates are only estimates.
