Why do estimates for idential condos vary?

Estimates for 4429 Marlborough Ave. #2-7 vary from less than $200,000 to more than $300,000 for identical 945  and 969 sq ft condos. Why? Doesn't make sense!

It could be a lot of diferrent factors.  What kind of upgrades the other unit have?  Location and view from the unit.  may be is corner unit, more windows and lighting etc.
Your best option will be calling a real estate agent that can assist you in this matter.

There could be factors such as upgrades, and locations with view etc..However an experienced Realtor can give you the specific information if you want.  If you would like Free detailed information such as a CMA (Comparative Market Analysis) etc.  I would be happy to email it to you

Dear Grubacich,

It has been my experience that with condo's they are often very different depending upon where they are located in the development. Rarely are they exactly the same. As a matter of fact, because of this, I always advise buyers to look at every available unit ( in new developments) before they make a decision. View, location in building, size all are different.
There is also the possibility that an individual owner may have improved upon their property with new counters, appliances flooring etc. This will also effect value.
