Why do you believe the value is 200,000?

I can see that you're claiming an extra bathroom and about a hundred more square footage, but that doesn't seem worth the additional $70k.

Are there other improvements you haven't identified?

I have a house listed on zillow also, which estimates the house at 100K less than the appraised value, therefore their estimating system seems to be a a tool that thats very unrealistic to say the least. Look at the area and what houses have sold for in that particular area along with the property and updates.
