Latest update. We found the correct property. The actual zestimate is $304K. The duplicate property with an incorrect address will be deleted.

Hi, This is what I see:
Gales house:
This is a user generated property and not from public record. We have no sales history or tax history for this property.
For unit #118, we have past sales history and tax history:
Last sold price of $617K sold on 07/31/2006
Tax assessment of: $266,000

This is the reason there is a huge difference in these properties. It looks like we are missing a lot of data for this condo community. I'll ask our data team to look into why.
So, first, if your condo has a unit number or letter, we need to find that property and see what it says.
If there is no unit number for your condo, it looks like we don't have it on Zillow (from public record).
We do have over 100 Million homes, but we do not have all of them. What we want to do is get the public record property up on the site and delete the user generated property with no data.
So, bottom line, the reason for the discrepancy is lack of data.

Gayle emailed me directly yesterday and I let her know I will investigate this. I'll post my findings in this thread.
As noted from others, if there is missing information that directly affects the zestimate. So for anyone with a zestimate question, the best first step is to check the facts we show. This includes basic home facts such as bed/bath/sq ft/lot size as well as past sale history and tax history.
We are aware and agree we need to do a better job of explaining zestimates and getting to all the questions in advice. I wish it was a simple answer of hiring more people to get to all the questions, but that doesn't tackle the issue of making the zestimate explanations easier to understand and zestimate information easier to find as Debra pointed out.

Well, I don't know if I'm at liberty to share the response Russ E-mailed me when I asked the question about responding to these types of threads or not, but I'm going to paste in part of his answer anyway....

But I do think Homesand.net is correct; and I do think part of the issue is multiple home details pages for the same unit, some without the county records. If data is missing, the modeling is done differently.
And Zillow has no means for handling multiple tax parcels in their database.
I think the best you can do is just note in the comments why the estimate doesn't reflect the market value. I'm sure that the Customer service people can help you word that.

After viewing Zillow's "Zestimates" over the course of 3 years, it appears there is no rhyme or reason to their information or how they arrive at their appraisals! In light of the current market and global real estate/financial melt-down, this is unfortunate as it contributes to the condition and creates a further decline in property value.
Realtors - are after a quick turn around and a cut in the share of profits (volume = $$$) - they are not concerned with your property value or that of the neighborhood you live in and they rely heavily on sites like this to do their homework for them. I've held a license for 30+ year so I know a little about the subject.
Perhaps Zillow will grow a concience and be more professional using correct methods of appraisal and respond to the hardworking homeowner that has possibly placed his life's savings, heart and soul, into their homes!
Just sayin'.

Zillow doesn't seem to care about the Mess they created with their "Improvement" and I doubt a Request or anything else will matter
I'm also sure there will be lot of PR and Data from their "Experts" in the Media proving the Zestimate is great
..
Anyway I Hope you'll share your experience here with those you know and/or whenever Zillow is mentioned..they've earned that IMO

Zillow has cut my zestimate in half in less than 6 months, however, if you add #A (plan name) after my street address, it has a value more realistic, and in line with other comparable units.. To White Picture, the $44,500 "sold price" in 2000 for my neighbor must be a home equity loan or something else, because he is an original owner from 1984. If Zillow is using these figures, no wonder everthing is askew. One would think they would use sq ft as a guideline. The comp for $315,00 is exactly like mine and was closed 10 months ago. Some of the other units mentioned are on the road, not the water, and are 1b, 1b with 800-1000 sq ft. I think I need to send another request to Zillow and simply ask why they halved my zestimate. Thanks for your responses.

I don't understand how a site that has grown so quickly, and has so much that is good about it, cannot or will not take a long hard look at their, what I consider to be, problematic zestimate situation.
On any given day, at any given hour - there is always a large percentage of questions by consumers involving their zestimate - and not in a positive way...the threads are flooded with them.....upset consumers.....confused consumers........zillow really needs to address this.
At the very least..........they need to make the disclaimer/explanation more prominent.... and also show the percentage + or - right up there next to the zestimate. Showing it in a light gray font doesn't help.....so they must not want to clarify it....traffic is traffic...and increasing site traffic is the goal .

I am not a Zillow's employee, I don't know that if Zillow is going to answer your question off-line or what, last 3 days I tried to answer your question in 2 times, however I didn't post them, since your property has a bit complicate to estimate and to answer, look like your land has 2 properties on it (2 units on 1 lot) (I'm not so sure), Zillow has no information on your property's lot size and your home is a condominium per county assessor therefore Zillow assumes that your property is a condominium in a Multi-Family Residential (apartment like), therefore Zillow use the comps which have the UNIT number to estimates your property value, the result is that your property has the lower estimate.
There are 4 comps with the unit number at very low purchased prices ($80K-$145K) and 1 comp with an unit number ($315K).

There is no logical answer. In fact, there is no logic at all. Their numbers are purely hit or miss. They don't do anything analytical. They should give up this "zestimate" nonsense and stick to the listings currently for sale or recently sold. They don't know what they are doing. Appraisers they are not.. .
