If it is "priced right", it will sell - eventually. The only reason for it not to is that no one knows about it (marketing). If it's being marketed and not moving, then you are looking at a price issue.
Condition is a factor, as is location, etc. However, all of these should be reflected in the price. So...back to "if it's being effectively marketed and not moving, then it's price".
Maybe a bit overly simplistic, but I find it a compelling factor. Everything else (location, condition, age, style, etc.) is simply a coefficient in the selling equation.

2 things cause any home to sell or not sell... Price, and the home. Eventually both will find their way to the right price and a new owner provided all parties are willing to negotiate.

I'd also hope she'd be able to answer her own question if she truly were asking about her own listing.
Quite frankly, I think this question is one of those questions not really looking for an answer - but looking to ellicit responses.
