By the way, for the non-disclosure states, it is believed that Zillow is modeling to list price instead of "sold" price due to the difficulty of getting the "sold" information, but obviously, this is proprietary information and they won't tell us.

As Neil already answered, it is because there is insufficient public records recent sales information to calculate one. But Zillow really does quite well at getting estimates for a large percentage of ownership housing units. Here is a list from the "values and accuracy" link at the bottom of the page, for what percentage of units on Zillow don't have estimates:

Montana is a nondisclosure state. Zillow will not be very helpful determining the fair market value of your home. If you call a realtor and ask for a CMA you can get a good starting point.
