I assume you mean appraiser. Zillow uses a system that is purely number driven. They do not get to see condition, amenities nor do they have any direct knowledge of the intricacies of your market. If an appraiser gave you a valuation or a real estate agent did a CMA for you - those are the numbers to use. Not zillow.
