Not having a transaction included does not imply any funny business, it just means that your sale did not match some screening information that Zillow must use to try to keep family transfers, really low torched no kitchen foreclosures or houses that seems to be out of line with other collected information out of their number mix. There are some houses that I wish were excluded from the Zestimate calculations (like the recently sold house with no foundation), but I am not sure how Zillow decides which ones to include or exclude. I think it might have something to do with the sold property fitting in the established range for the data set or something where a low number could take all the values off the track.
Your asterisk doesn't mean anything bad. It just means that Zillow is using other houses transaction information to calculate their numbers. I don't think that anybody looking at that would think anything about it.

I paid way over the zestimate at the time but it was a legit deal - amazing view and terrific condition house, and had to compete with another buyer to get it with short DOM. Current zestimate seems to be driven off my purchase - which is why the asterisk is such a surprise.
There is not a lot of buy/sell traffic on this street in the last 5 years too - seems another reason to take this deal to heart in factoring other values, as opposed to discounting the deal.

Why does my purchase transaction have an asterisk???
It was a true market arms length transaction no funny business in the least. And the zestimate seemed to jump up to match the purchase price when it was recorded.
Now I see there in an asterisk by my transaction and it says "not included in zestimate".
What is up with this Zillow? With all the bank repos, short sales, duress sales... I had a plain old honest arms length transaction for a cherry move-in ready home, and it doesn't count?
