Why does your zestimate ignore the listing price of homes on my iphone?

I have a house listed in Marshall, MI on a 64'x265' lot zoned commercial...realtors tell me the lot alone is worth the asking price of $199,900.  Your zestimate says $84,000.  Why ignore the listing price and mislead people?

If your Realtor® believes the lot is worth $119.9k, your Realtor® should buy it!

Zillow is NOT a Commercial Real Estate website!  Zillow does not use the Zoning in the computer modeling, and doesn't even display it on the site!  This is an ownership RESIDENTIAL Real Estate MEDIA website.  The Commercial Zoning is meaningless if you are using it for a single family house application.  The Zoning is only relevant if you are going to develop the property for a different use.  The modeling assumes the housing value with the lot will follow the patterns of recently sold residential ownership housing in the area.

If you want a different computer generated opinion of approximate value, you might try:

or
Realquest.com Express
or
Homesand.net

Zillow is the only one of them that publishes statistics about how close the "opinions" come to actual sold prices.

And it is not true that they are "of no use to anyone", as they are of tremendous use to me.  (And no, it has NOTHING to do with an offer amount).

I buy houses too and that is why I downloaded Zillow.  I am looking for houses that I might want to buy.  But the sellers list houses for the prices that they are willing to sell for and totally misleading "Zestimates" are of no use to anyone.

My non-Zillow perspective.  The prices that matter are the actual sold prices.   Someone can ask anything they want,  but until it sells it is meaningless.
