Also HOA dues change all of the time. Zillow has a lot of great, free data - HOA info is obtained from a local Realtor. HOA dues MAY also include special assessments and may differ between units within a tract.

HOA fees are not considered public information, therefore, when a property is listed for sale the listing party (agent or owner) should provide that information.
