Why doesn't Zillow take into account the improvements done to the house?

I described the improvements done to the house (I posted them in owner's value category) but Zillow still values it as every other house in my neighbourhood? It has over $15,000 improvements, many of them are rather upscale, comparing to other same size and layout houses in our neibourghood, but this fact is completely ignored. I understand that the market is down and that foreclosures drove prices down a lot, but there still should be some kind of differentiantion between the quality of housing. I know buyers are internet savvy nowadays and they probably check zillow values which I believe are not fair in this case and it damages the selling process. Is there a way to change the Zestimate based on improvements done to it or remove it completely? Thanks.

Zillow is a computer generated estimate without eyeballs. Claim your house, create an estimate, hope for the best link

Hi harmon1980,

If you just recently updated the info on your house, be patient. The last I heard was that it could be upwards of six weeks before it's reflected in the zestimate. However, it's easy to add 15k in home improvements and not have any effect on the zestimate, so it's quite possible that your improvements might not have an impact whatsoever. A new roof and or a driveway for instance might not have any effect at all, while an increase in square footage most probably would.

Zillow only uses data available from public databases in their calculations on Zestimates.    Including improvements (or downgrades due to mold, holes etc) would be very tricky and essentially require visits to every property.

The tool that Zillow offers that will allow you to include upgrades is the "owner's estimate", and you can make this number public so that potential buyers can tell that your home isn't just another run of the mill house but hs had thoughtful upgrades included.

There is no way to remove the Zestimate.
