Why doesn't Zillow put a noticeable 'Pending' description on all these houses so not to waste time?

I am so tired of finding houses I like on Zillow site, give them to my realtor, only to be told that 98% of them are already pending.

Hi,
The reason is that Zillow is a consumer site, not a proprietary (paid) web site.\\It is not linked directly to the multiple listing service, it would not be possible because they service every state and city in the US.

Zillow and other such sites such as Tulia use Realtor .com and secondary sites to pull the listings.  It is accurate to about 30-45 days.  In this market you will need to know what comes on the market the day it comes on to be competitive.

This is a great place to get a general idea of the market, but if you were my ld send you exactly what is on the market in your price range and criteria, and ask you to not you sites such as this for your search.  If you seriously looking, that is the way to go.

Except of course that FSBO's and others won't be found on the MLS. And of course the really good ones often sell (under contract/pending) before they even make it to the MLS. And of coursse the MLS is not always accurate and also depends on individuals to update. And of course some MLS services still sho homes under contract as active to consumers.

Profile picture for wetdawgs
Zillow is a secondary site, not a seller.  Zillow depends on the sellers to put up the pending notices, and if they chose not too the consumers suffer.
