Lot size is considered up to a certain point. Larger residential lots beyond first purchase often do not sell for more once the house is built out unless the size difference is significant and the area is usable. Often assessments on larger lots are also not more and sales prices are similar so Zillow does not give them significantly more value since from a numbers standpoint similar houses on different lot sizes have only a small difference in value. All Zillow has are the numbers. If they don't see a value difference in those, you will see little difference in the Zestimates.

that would be a good question, because if it doesn't take into affect lot size the numbers are all off... land is valuable... and a 1/2 lot is not as valuable as a full lot, and a double lot can be worth much more still... another reason to call your local realtor if you have value questions!
