Why don't houses listed with Realtors have your famous Zestimate, but for sale by owners do?

It seems that this website has turned into an anti-for-sale-by-owner site due to the fact that you don't put your low ball zestimates on realtors listing but you do on fisbo's.

Addresses that don't match the county records will not get estimates for maybe 3 weeks; but when they start showing up, they will typically be low due to missing the county records.

If you find a details page without the estimates, look for a duplicate page that has the county records and the estimates.

Usually the problem is something as simple as spelling out the street type (street, avenue, boulevard ....)

If the ZPID # is a 10 digit # beginning with the digit "2" it likely is a "duplicate" page.  Those with the county records are typically 8 or 9 digits.

Remember, about 1/2 the estimates are "low" and about 1/2 the estimates are "high".  There is no consistency there.  Low estimate typically means "recently remodeled, refurbished, renovated, or restored.  High estimates  typically mean fixer, deferred maintenance, or problematic neighbors.  Remember, those that listed looked at the property for present condition, and what else was available in the area in that price range.  The automated opinions don't have any site visits.  They are not the "present market value", but only a starting point for further evaluation.
