Why is 704 Duncan Place priced so high?

704 Duncan Place is much smaller than 708 Duncan Place. Why is 704 listed so high?

The answer isn't quite as complex as the others have offered, the startling aspect of 708 is that it has been edited on Zillow (by the person who claimed the home, most likely) to show that it is 5 square feet (quite different from public records of 3830).    I suspect there has been a typo when someone has edited the bedroom/bathroom number they accidentally put a number into the house square feet.

You must be the owner of 708 Duncan Place. :-)
You are right that 708 Duncan at 3,830 sq.ft of living area (above the ground area) is much bigger than 704 Duncan which comes with only 2,824 sq.ft.

704 Duncan is currently listed at $569K, below the sold price in 2006 of $605K. Value of the home is NOT dependent only on square footage. Quality of the upgrades, floor plan, location of the lot must also be considered. This homes appears to be beautifully maintained and boasts MANY nice features. In the end, it is the BUYERS who will make the decision.

IF 704 Duncan sells high, as a neighbor, you will benefit from that as well as it will bring prices up in the neighborhood. If your home has equally nice quality upgrades and is well maintained, you might be able to sell for even higher price :-)

Both houses have similar total square footage:
704   Above Grade 2824 Basement 1456
708   Above Grade 1799 Basement 1979

And 708 has always been assessed higher.
704 in 2002 $361,800
708 in 2002 $457,700

704 in 2006 $654,900
708 in 2006 $801,000

Need to examine both houses to find out if there is a reason. For example, did 708 come with builder upgrades in 2002 that 704 did not have?

Its based on tax records, local records, 708 may not have sold in a long time where as 704 is listed at what the sellers believe to be around todays market price. Wait til it sells to see what its current value is.
