Why is Zillow's appraisal so far below below my recent mortgage company's appraisal?

The Zestimate is not an appraisal. It is a value that we publish for a particular home based on public information (home facts, latest sale transaction and assessed value) that we were able to gather from the county. The accuracy depends on the amount of data and how updated those information are.

Though you may have edited your home facts, it depends if these changes are significant enough to potentially affect the Zestimate value. I would suggest for you to create your owner estimate - it tells other users the amount of upgrades that we might have missed.

refi or new purchase appraisals are most of the time higher.  Zillow isn't 100% accurate.  30% or so of the home values are completely off value.  Don't worry about it.
