Why is Zillow comparing our SF homes with THs? Different size, # of BRs, BAs, etc. Makes no sense.

In an area full of single family homes with similar size homes, lots, stats, our comps are being brought down by including homes that don't compare at all...smaller, different type of home, lot size, location.  It makes no sense.  Why is Zillow choosing to use comps that don't compare?

Thank you for your response.  That does answer my question....I wasn't sure how they were calculating their "Zestimates"....I was in the real estate industry for some time, and knew that many of the "comps" they were using wouldn't work for an appraisal, as an example.

Zillow uses a proprietary formula to place estimated home values on a large number of homes.  The formula doesn't take into account things like property condition, remodeling and neighborhood borders.  If your community borders another with smaller homes or town homes it is likely Zillow's calculation will allow the sales in this adjacent community to affect the value of your home.  An appraiser or real estate agent will look at your home specifically in comparison with the best, most recent comps available.  Zillow is a great place to start, but their goal is to provide information on a wide array of homes all at once, reducing the accuracy.  I believe Zillow claims to be accurate within 10% of your homes value - on a $300000-$400000 home 10% is a significant amount.  I hope this helps!
