Why is Zillow so far off on the Zestimate for area waterfront homes?

This property appraised at $780K in 1998.  There is something in the Zestimate algorithm that is not properly accounting for waterfront at Tahoe for some reason.

Click the Advice menu option.  Click Zillow FAQs.  Click Most Popular Zillow Questions.  Read the sections on comps and how you can remove or add 'sold' comps to tune your zestimate.

The zestimate is an computer generated estimate.  It is proprietary.  And, yes, it may or may not include location like waterfront.  When you look at your comps, you may get a better idea about that. 

That being said, a lot of zestimates today are being impacted by comparable foreclosures and short sales.  In locations which have been hit hard by the economic situation, this is a real issue because it is also driving down ('adjusting") market value.

Finally, the zestimate is NOT market value, it is not a suggested selling price.
