Why is Zillow unresponsive to my updates on home value?

Profile picture for xbuckeye
Zillow had my home valued at $60,000 below recent appraised value.Homes in our neighbor hood don't come on the market often. The last home to sell in our neighborhood was 4 years ago, so no recent comps.
The Zillow web site allows for home owners to write a paragraph describing why they think value should be higher. I told them house had been totally updated in last 3 years, kitchen, baths, fixtures, tile, granite and stainless appliances.
Also an additional 2car garage/workshop with water and 240v electricity was added. A sunroom was added and the yard and landscaping was updated. Finally both HVAC units were replaced with Trane high efficiency units. Total updates were aprox. $60,000.
Zillow has been unresponsive and has never updated their valuation of property after providing all this information. The only thing they have done is REDUCE the value every couple of months and send weekly ads to buy something from them.
They obviously do not care about facts
Beware.

Granted. However, my main intent was to point out that there is a facility to correct factual information (i.e., number of rooms, etc.). Adding the 2-car garage, workshop, and sunroom should be able to be reflected in the "Home Facts" and picked up by Zillow's AVM.

The rest of the added value, really, is subjective.

I paid quite a bit for landscaping (on top of purchase price). But, that doesn't add value in comparison to other houses in my neighborhood - as all houses added landscaping (and some paid quite a bit more than I did).

Things like updated/upgraded kitchen, bath, fixtures, flooring, appliances have consistently been discussed on these forums as making a house more sell-able, but not necessarily adding value (especially if these can be viewed as normal maintenance or over-built for the area).

Zillow indicated the new capaibility for owner-supplied info was targeted for Spring 2012. I agree with you though. Until it shows up, it's a deficiency. I would have put the priority on that a bit higher.

For now, though, my main intent was to point the OP towards the "Home Facts", as making textual updates to "Home Description" has zero effect if the person is looking to affect an onwer's estimate.

"Zillow is supposed to be working on an update to the owner-supplied information and, hopefully, the update will restore some of these capabilities."

Zillow has also said they were working on it, restoring this that(fixed in a few days/weeks & months ) on numerous occations for a number of months now
 ...

So hurry up and wait for that to happen ;)
Supposedly..going to, working on, fix that Bug, are often used words/stories at Zillow IMO for things that never happen but sound good to say to people asking ...if you actually give their Track Record a fair look

Again just MY opinion..Hope needs to be based on something

If Zillow printed Zestimates on toilet paper, it would devalue the toilet paper. After using the toilet paper, some of the Zestimate's devaluation would be replaced. Complain to your State Real Estate Appraiser's Board. It will be enlightening, and hygienic.

It sounds like you have edited the "Home Description" portion of the information editable by the owner.

What you needed to update is the "Home Facts" which allows you to enter/update factual information in order to have Zillow's algorithm pick these up. This will not affect the actual Zestimate, but there is an "Owner's estimate" on the details page that will reflect this information.

Zillow used to have the ability to also add information about things like kitchen upgrades, landscaping, etc. that are not captured as "hard facts". This information also allowed for estimated values to be attached, and these were also included into the owner's estimate. For whatever reason, this capability was removed from the "home facts".

Zillow is supposed to be working on an update to the owner-supplied information and, hopefully, the update will restore some of these capabilities.

According to what Spencer Rascoff the CEO of Zillow said in this Forum the other day:

"If I referred your email to Russ, it was (and is) because it's his job to discuss these issues with our users" (LINK)

Sounds like Russ is the guy according to the CEO

Here is a Link to Russ Hatfield (His Profile) where you can just hit the "Contact" and explain your concern..
Russ Hatfield Zillow Customer and Community Support

If you are really really annoyed about this I'd suggest a note/email or call to your State RE Commission and/or the FTC ..they get enough people expressing concern and who knows, maybe they'll look & offer an opinion about the right/wrong of things
