Dear Joresh,
You may have heard this before, but Zillow is not always completely accurate with regard to the "zestimates". Maybe the last property sold in that neighborhood was 2 years ago and Zillow is still using that price to calculate an estimate whereas BofA's system would have to be very accurate and up-to-date because they've actually had appraisers out to the area. The best way to come up with a value for a property is to ask a real estate professional for recent comparables. Hope that helps.
