Why is a home in my neighborhood that is comparable to mine valued so much more than mine?

First, who deemed it comparable?  I have had MANY sellers think just because it is on the same street, it MUST be comparable.  You would have to have a professional, full time Realtor come in and look at your place to determine the value.  The other home, has it recently sold?  That is a clear indication of what the value it.

This must be due to the condition of the home. If you think there are no real differences, I would get another appraisal to make sure of value.
