Zillow only takes what sold within a certain radius of your house. No consideration is given as to the community, the condition, age, and size of lot. Almost all homes in Zillow are valued lower than what they will get on the market today, even with a declining market. It is not a good indicator but unfortunately some buyers think of it as an appraisal thus many buyers are losing out on purchasing great homes. Real estate agents that I know do not even look at Zillow when preparing a market analysis. Real estate agents that sell in your community will be the better avenue to go when evaluating your home.

Because Zillow is truly aweful. Don't trust it. They can't even update maps (our street is at least 5 years out of date.
Why is a house we own valued significantly lower (15%) than all other similar houses on the same st?
