Why is home not being cleaned, painted or repaired but owner is set on price? Home needs much work.

Home is all original except for 2 baths.  Home is full of cobwebs inside and out, dirty carpets in basement, no fresh paint, skylight covers need replacing, kitchen is very dated. Basement sleeping area and rec area are unusable.  Home is not in move in condition and needs much work but agent says buyer is firm on sale or lease terms.  Anyone know anything more?

   CONGRATULATIONS!!! I am glad you were able to do something for your sellers.  The leasing market is definitely picking up - especially in the Old Farm/Seven Pines neighborhoods.

Thank you to all who commented on my listing on Damask Ct. 

Denise - the offer we recently received on this home was considerably more than the upper 180k figure you stated. Unfortunately, the sellers were not nearly as excited about it - as I was.   I think you hit the nail on the head when you stated "if the sellers are truly motivated...  Sometimes sellers do not agree with buyer's opinions, market conditions, or the kindest persuasion of truly caring agents... so then we should respect their position and do the next best thing... help them in the lease of their home.
This brings me to my next announcement... the home is now Leased!!! 
The final count was 7 different parties who were interested in leasing this home - thus letting me know there are a large number of people out there interested in leasing.    The tenant who was quick to the draw,  may also do a lease purchase - which will be a win/win!!! 

We can all sleep better tonight knowing in a challenging market, there are solutions for us all.

Listing agents claim multiple offers and lease negotiation.... I grew up in the subdivision, my parents still live there (39 yrs) and know who the owners are.  In the great market days the current list price for the condition would be a "deal". With the market now, the condition of the house.... Lucky to get in the upper $180,000 range.  This house is a good solid house but definitely needs work.  If the sellers are truly motivated, they will go and look at their competition and price accordingly.  If you are interested - make an offer, after a bunch of offers in the correct range for condition the sellers may listen to the market and not to what their wishful price is.

I too do not understand the sellers price on this house.  Not only are there problems inside the house, but the outside needs help as well.  For example, the deck needs some new planks and extra support, the railroad ties are falling apart and need to be replaced, not to mention the mole problem in the yard.  This would be an excellent home for the price listed IF all of the concerns were taken care of.  Otherwise the seller really should come down on  price.  I hope the lease works out for the sellers.  Good luck.

Thank you for your question.  Interestingly enough - we have had 3 offers on the home.  Two buyers could not get loans - and a third buyer was not able to come to terms with the seller, which was unfortunate.

The sellers have reduced the home considerably, and the last offer on the home was very close to what that would accept.  It's a wonderful neighborhood - and even the home could use some updating, it has been well cared for by the original owners.

The sellers have now decided to rent the home, and we will be taking care of the lease in the next few days.
