Why is homeowners insurance so high in downtown pensacola?



Why is insurance so high in downtown pensacola, say in the historical district? The quotes are $3K to 4K a year. These homes are not in a flood zone.  Yes updates have been done, 4 point inspection good and Wind mitigation good. Homes on the water across the bay are only paying 1.6K a year plus $400 for flood. But still cheaper than downtown pensacola!!! Other homes on the beach have cheaper insurance than these homes. So What's Up?

My guess would be crime rates or age of property!  Just like car insurance if you live in a high crime area they charge more.

Insurance prices are influenced by many factors, Insurance became much nore expensive when the wind was seperated from the homeowners policy several years. Talk to insurance proffesionals and rely on their advice.

Could be the higher than usual crime in some locations and the fact that during Ivan the water level came up so high.
