As homes are built and sold as a full home, not something purchased per square foot, not all homes are the same.   In general large homes may have a higher total value as a unit, but this calculates out as a smaller $/sq foot.  This is true from the moment of the start of construction as the lot sizes are more or less the same for all the homes, the utility installations are one set per home.  A larger foundation is only slightly more than a smaller foundation.
