Unfortunately, there's no way for a site like Zillow to truly account for the upgrades and custom features that you have in your home. Their values also tend to be the most accurate in a more residential subdivision, rather than a larger area of custom built homes like yours.

I'm not sure exactly what price/assessment you re referring to. Pima County has their own algorithms to determine assessed value, which your taxes are based on. The County has no idea of what upgrades you have done to the inside of your home. The same is true of the Zillow Zestimate. The Zestimate is currently not available from Zillow; however, it was based on the sales reported to Pima County. Again, there is no knowledge of what improvements/upgrades you have on the inside of your home. If your assessment for tax purposes is low, why worry? Lower taxes are always a good thing! When you get interested in reselling your home, always hire a Realtor to visit your home and complete a Comparative Market Analysis based on your home's exact upgrades.

Assessments are normally done by the town or county you live in based on the size, location and age of similar homes in your area. If you are refering to a Zestimate seen here somewhere, they are WAGS == Wild A$$ Guesses based on size, sq footage, age of homes in your area. They have no idea what you have inside or what you have upgraded.
