So many sellers take the approach "well the guy down the street is asking 3x, so I should ask 4x." But notice that that house isn't selling either! The key ingredient is "what are the other homes actually selling for," not "what are they asking." Unfortunately, in many neighborhoods that I service, I review the variations and the differences can be quite staggering. For example, I am working on an expiring listing where the seller cannot understand why his home hasn't sold. He has it priced at $85 per square foot, but the market clearly indicates that it's worth about $73 per square foot. It is about $30,000 overpriced! And no, hoping for an offer is like fishing with no bait. It won't happen . . . buyers have all the data at their fingertips to not even want to look at a home that is overpriced like that one. Sit with your Realtor and get a realistic price strategy . . . price it to sell it or price it to keep it!
