Why is my home val.less in .com online site's them my ins.co.re-build cost are.Please advise.

Here is my problem.I refi 10years ago from 8% down to 5.65% and my home apprised at $178.000.And I'm looking at refi from 5.65% down to 3.9%.But all on-line sites are saying my home is only worth $56.000 to $106.000.Not only that I have to insure my home for $213.000 just to re-build.Please Advise.Thanks JR...

I don't know why no one who knows what they are talking about has answered, however, I can say that these online estimates of a homes value, like zestimates, are often WAY off. I also know that you will probably need a professional appraisel before you can refinance anyway.
