Why is my neighbor's home zestimate higher?

His home has less house sq ft  and land sq ft,    he DOES have a three car garage.   But my zestimate is 188K  and his is 202K I have twice the acreage and a bit over 200 sq ft more under roof.  I also have a 4br and 3 bath   wheareas he has 2 bath.only.  I notice that his comparables are higher,  but we live in adjacent lots.
Please advise.

Go to the Hillsborough County Property Appraiser's website and input your address on the upper left:

Look at the "market value" and "assessed value" and then pull up your neighbor's house to see his values.

From my experience Zillow uses the property appraiser's values and the property appraiser may base a value on the original sale price on newer construction because it may indicate the "upgrades" in the house.  Of course the property appraiser may not know what "upgrades" were made to your house "after" the builder sold it to the original owner so you may want to be thankful for the lower value for taxes! Also if the appraiser's website shows you only having 2 baths, you may not want to alert the appraiser's office because they will surely give your house a higher value based on the 3rd bath.

And.... 3 car garages are in significantly higher demand in Tampa Bay so maybe Zillow factors that in to their automatic valuation algorithm

There are two data points that Zillow uses in their Zestimate calculations that can make the numbers seem a bit askew.  Those are last sales price and tax assessed value.   Have you compared those values between the two properties?

In addition, look at the value range for both properties.  IMHO, the value range is more important than the Zestimate.
