You cannot stress over a zestimate, as they are simply an estimate of value town-wide without regard to the type of neighborhood, whether good or bad! Based on the criteria the town has for your home, I ran a quick report that shows that the market value of your home assuming it is in average condition for the year it was built is approximately $160/square foot. This number is not simply multiplied by your total square footage as above grade living space is worth more than below grade no matter what quality or grade of construction! I, as many of the professionals on here, would be happy to provide you with a market value of your home if you wish! I hope this helps!

Even more worry than the 30 day is the 12 month zestimate movement which shows that your home has reduced by a whopping 27% or $63,000 since last January whilst the 'average' for your zip code has reduced just $7000.
That seems questionable and Zillow owe it to you to substantiate how they arrived at this obviously incorrect valuation. I see you have claimed your home but the only change to public records is that you added 20 sq ft which would have little change on value, so you are right to ask your question.

Oceanstate, zillow does comparisons based upon age of home too. You should be concerned with the town's market appraisal above all else if you are selling your home. Don't stress over numbers since one sale in your neighborhood that is a foreclosure may throw zillow's calculation off. Be more concerned about your town's valuation at this point.
