Why is the Zestimate so different from other like properties in the same complex?

Plus ours has two garage stalls.  The Zestimate is 60% of actual market value data and the others are 90% plus of the actual value.  Can anyone help us answer this question?

Because it didn't sell for the same amount, nor on the same day, nor is the tax assessed value the same.

That is both "normal" for units purchased a long time ago, and for units purchased at a large discount.
