Why is the house across the street valued at 20K more than mine?

Our house has been totally update inside; the neighbor's house has nice landscaping but still looks like the 1970s inside.

Go to the property appraiser's website and input your house address and then your neighbor's house.  If your neighbor has more square feet it automatically gets a higher value.  A pool or spa or a larger lot will also give it more value.  I believe Zillow's algorithm puts heavy weight on the value given by the county property appraiser.  Lucky for you that the county appraiser doesn't know about your upgrades, otherwise you will pay higher property taxes!

Do you think a website has any idea what has been done ot the inside of your home? Zillow is a guide at best. It gives you a headstart buying or selling and lets you be nosy about your neighbors homes, but not always accurately.

The answer depends upo, many factors of the properties in order to determine the values. A Comarable Market Analysis (CMA) is done for your area to determine likeness and differences that would give an estimated value for a property including location (historic area, hilly area, ocean view, etc), amenities, square foootage, bedrooms, bathrooms, recently remodeled, equipment, view, property age, Style of building (i.e.Spanish style,Cabin etc.)

You see, everything is not always what it appears to be. IIf you have any further question, please don't hesitate to contact me at (310) 665-1145 at Teresa Peters Executive Realtors Inc.
