Why is the "neighborhood" so wildly inaccurate? "Preston Hollow" is one tiny part of this area.

Zillow identifies WAY too large an area as being a certain neighborhood. I realize it probably would be too big a job for them to have an analysis of each individual subdivision, and it might be counterproductive, since much of Dallas has a wider notion of "Preston Hollow" (to stick with this example) than the actual limits of which subdivision that is. However, all of their "neighborhood" stats are useless when they lump together so many vastly different neighborhoods. What they are calling "Preston Hollow" includes everything from Ross Perot's and other multi-million-dollar homes to starter homes of less than $100K that are miles and miles away. I would have thought that for the sake of their own utility and credibility, they'd want to have neighborhood stats that actually say something accurate about the neighborhood.

Preston Hollow parts of 4 zip codes: 752220, 75225, 75229 and 75230. If a property isn't in one of those zip codes, it isn't Preston Hollow. The problem is that those zip codes also extend outside of Preston Hollow. I guess it would be too difficult to simply contain the area with a map. Somewhat easier would be to include only properties in the MLS area 11. If the search were confined to those 4 zip codes and MLS area 11, about 75% of the properties would actually be in Preston Hollow.

This is true for the Preston Hollow area as well as other parts of the Metroplex.  I think it would be the case for the data of any large cities.  I wish it was a plain a just segregate areas by zipcode and it would make it easy for data compilation but it's not and the margin of error is too great.
