Why is the size of the property so important ?

In Brightwaters you can only expand your living space up to 20% of your property square footage . This property is 20,000 sq. ft . This means that you can add 4000 square feet to this house and still be within code .

Also the setbacks ( the distance that new construction must be from your property line ) are not an issue with such size so you are not constrained in any direction should you wish to expand .

Of course , there is also the privacy factor that some owners like . This property is wooded and very private .
