Why is the sq. footage of our house missing 520 sq. ft.?

5230 102nd Street SW, Mukilteo, WA 98275
The house is a tri-level.  The top two levels total 1680 finished sq ft.  The lower floor, at ground level,  is an aadditional 520 finished sq ft.

Even a level which is partially below ground level, is not considered in the total square footage.  It should be noted on your listing as finished space below grade.

If your windows are ground level, and any portion of the wall is below the ground it is below grade.  Tri-levels typically have finished lower spaces such as family rooms which are below grade.

This lower level is at/above ground level and it is the nicest part of our house.  It includes: a family room with fireplace, a 1/2 bathroom, a laundry room, and two attached sunrooms.   The sunrooms are not part of the 520 sq ft that you do not included.  The county acessor's office is closer to market value that your "Zestimates".

For Zestimates purposes I think that you can go in and manipulate the data so that it can include the lowe level. It will take approximately 30 days to update. Might be with a shot.

In NYC Square footage is all subjective.  When you purchase a Coop, you are purchasing shares of stock in a corporation and not actual real property, and we generaly do not list the square foot of Coop apartments. In the case of a condo, even the Square Foot listed on the offering plan can nnot always measure up, because they are allowed to meausure 1/2 the distance into the thickness of an external wall, in the case where you have a 3 foot thick wall, that's an extra 1.5 foot.  I always tell my clients, judge the space for your needs and try not to focus on the stated Square Footage.

Below grade, or ground level in your case, rooms don't typically count in the measurable square feet for marketing purposes. However, a good marketing description for this extra room should help overcome anything that the missing square feet are hindering.

Some valuations include only "Above Ground Level" square footage...typically "Below Ground Level" doesn't merit the same value, but that should be noted anyhow.
