The only reason I can think of is that there was a property on Crystal Way that closed in March 2010 as a foreclosure which would be considered a distressed sale.

Unfortunately there are most likely not enough arms lengths transactions so in order to value you your home an agent or appraiser must take in to consideration all of the properties that have recently sold.

Your quickest source is the county tax records. You could also ask an agent to provide you a CMA and then hopefully extend your appreciation by hiring him/her as your representative. Other than minimal closing costs, he is paid by the seller - so the service is free.
