Why is the value of my house so much lower than the other houses on my street?

All of the houses on my street are comparable, and you have definitely low-balled us! My house is definitely worth much more than your $170,000.00 estimation.  Our price should be the same as the others on our street. We are listed at $65 a square foot; our neighbors are at least $80 a square foot. You also have not included our finished basement in the square footage. What can we do about this?

Carol, you needn't worry about it unless you are ready to sell. At that time, be sure to interview several neighborhood real estate experts. They will bring you comparables and provide a realistic price for the value of your home. Area agents will know how to evaluate things such as: location, desirablity of the school system, style, decor, curb appeal, proximity to conveniences, noise, condition of the home and other assets and liabilities regarding your specific home.

Remember, Zillow cannot determine if a pack rat is living next to you, or if the airplane noise overhead is unbearable, or whether every home on your block is immaculate compared to nearby neighborhoods. Zillow doesn't know if your house is dark and dated or full of light and amenities. Statistics are a starting point - let the professionals determine the list price...and ultimately, the market will determine the sale price.

The information was pulled from the Tax record, it is depending on when you purchased your home and at what price range. If you purchase your house many years before the bubble, your value will show lower value. Zillow's zestimate is just a computer generated system that pulls these data from the tax record. It does not think or analyze on individual basis. To get a better idea of your home value, get a BPO (Broker's Price Opinion) from your real estate agent. To get most precise value, order an appraisal of your house from a license appraiser.

Zestimates are pulled from public records.  If comp houses have sold more recently than yours their estimate will be higher.

Finished square feet in a basement is never counted the same as finished square feet above ground.  Even if the basement is partially above ground that square footage cannot be added to a 1st or second floor to equal total.  In an MLS listing  it is counted as finished square feet below ground.
