Zestimates are simply a rough estimate and should not be used by buyers and sellers in deciding what a home is worth.  Call a realtor in your area and you can get a very accurate answer on pricing.

The best way to research the data is to research the dollar per sq. ft. living area, condition, location, schools, etc. manually to find the market price range most accurately. Some models may differ depending on what data they are factoring in.

The zestimate is lower because the zestimate was based on records supplied by the county assessor. The sellers have completely renovated the home and have added a second bathroom, which has substantially increased the value. Also the comps used by Zillow aren't neccessarily good comps as the lot size on this house is very deep and zoned for more than one residence. (R-32)

because zestimates are mainly based on average price per square foot in the near by area.  The listing price is what it may be worth to the seller. It may or may not be worth that to other people. Maybe there home is really nice with top of the line features that the others didnt have.
