Why is this priced higher ($ sq/ft) than the comps in the area (even recent sales in same bldg)!

Why is this home priced so much higher than the comps in the area, even in the same building?  If look at #15 in the same bldg it has significantly more square feet (1,888) and sold for only $680k in September of this year!

1099 23rd, sold for $649k, and was 1,600 square feet.  

Both of the very recent comps (in the same block!), were significantly less.  Both were decorated tastefully, and had the same types of features...what am I missing?
